Pretoria East · how it works

How we work out the figures

Where every figure on this site comes from, what is left out and why, in plain words.

Sales to 22 October 2026 · rents to 1 October 2026 · updated every month

Where do the sale prices come from?

From the Deeds Office: every registered transfer in the suburbs on this site, January 2015 to 22 October 2026, at the price written in the title deed. A sale counts in the year it registered, usually two to three months after the offer was signed.

Which sales are left out?

Sales that would give a wrong picture: one deed for more than one property, prices under R150 000 or of R10 million and more, bulk buys and sales (such as a developer's new units), the same home registered again within a short time, and empty stands. Houses are freehold homes on stands up to 5 000 m² (20 100 m² inside an estate); townhouses and flats are sectional-title units over 25 m².

What is the "middle price"?

The median: line all the sales up from cheapest to dearest and take the one in the middle. Half sold for more, half for less. Unlike an average, one mansion or one bargain doesn't pull it up or down. "Half sold between" gives the middle half of the sales: a quarter sold for less, a quarter for more.

Why are some figures missing?

A figure needs at least 5 sales or homes behind it, so that nobody can work out a neighbour's price or rent. A suburb shows houses or townhouses only with 10 or more sales in the last 12 months; an estate gets its own page with 10 or more sales in three years; complexes with fewer than 10 units are left out, and a complex shows a price only with 5 or more sales in 5 years. We never show one home's price, rent or owner.

What is the trend line on the charts?

The dashed line is the straight line that fits the yearly middle prices best. It smooths out the up-and-down years and shows the direction. "About 3% a year" is the average yearly change from the first full year to the last.

What is "per m²"?

The price divided by the unit's size in square metres, then the middle of those. It is the fairest way to compare complexes and estates whose units differ in size.

Where do the rents come from?

From the homes we let and manage: what tenants actually pay, to 1 October 2026. Asking rents come from our rental listings of the last two years. "Empty between tenants" is how long a home we manage stood empty before the next tenant moved in.

What do "homes sold through us" and "leases" count?

Sales: every sale by Realty1 Pretoria New East and the previous Realty1 Lynnwood franchise that has registered at the Deeds Office, added up at its deeds price. Leases: every tenancy in our trust-account books, Pretoria New East and the old Lynnwood account, with at least two months' rent paid; a new tenant on a home counts once.

How do the calculators work?

They run on your own screen and keep nothing. They start from our suburb figures and from figures as at 1 November 2026: commission 5% plus VAT (15%), prime 10,75%, a bond cancellation of about R12 000 and the usual certificates. Change any figure to match your home. They are estimates, not quotes or financial advice: your conveyancer, bank and accountant give the final figures.

How often is it updated?

Every month, when the new Deeds Office registrations and our rental figures come in.
